    I suggest to put out the word , I am happy to provide 2 acres on my land on Panorama Drv. Maroochy Shire for a team to build a permanent grand office , I can provide funds and equipment.

    It really ought be a massive timber deck, to extend to the ocean view, with forward glass
    8 x 4 sheets , so a rapid assembly ... no neighbours in front or sides for all the 12 acres , incl a 3 acre canopy rainforest , ideal to set up a temporary work camp.

    The grounds being bought for a tourist park initially. So renting a site may be possible STCA , once a 40 foot stainless container is installed with showers / toilets, and move the main driveway ( have excavator + funds for basics). Initially a licensed plumber + chippy would be the ideal live aboard resource.

    A carpenter would be great, could earn a residential block within this 12 acre by DA, simply building.

    The Sunshine Coast Council has an advanced business unit attached , something the rest of the country ought adopt ... we can set up computers with cameras and start to assemble useful interviews / workshop ideas ...

    Byron : looking at 125 acre property in Mullum which looks promising fully approived community title ( have 10 for sale at $140K - $200K + $20 K Council sect94 ), Fully council approved with survey on deposit. This has taken 12 years to approve , its the only one with NO ONE already there, so has need for a Community Articles drafted fresh. So hop to it, dont take long because it will be done in months.

    The perfect Zeit live publication , lets do it with Z.M. members.

    You guessed it , another site ... close to Byron ,so may be a great international conference venue.
    There are many commercial projects to fit into good hands, it will be interesting to see who takes opportunity. Main skills required : Growing Vegs / Fruit , initially : licensed electrician , plumber would be a great resource, for both Byron & Sunshine Coast.

    This sounds rather interesting, My partner and friend have been trying to find an acre or two on a north facing hill around Maroochydore or even inland (glenview flaxton even.) but have not had much luck.

    Yea FLAXTON , I missed out on 70 acres up there, but its rural. for any multiple housing you need residential , unless illegal. So I have 12.7 acres residential , with views to Mooloolaba ( 10 min) AND a rainforest , sooo.. much cooler in summer than even Ilkley , or Palmwoods. Constant Ocean Breeze from the huge green tunnel between Buderim and Rosemount. What remains is the right starting folk, this land is an island, everything in front is rural , and behind is Kelks Hill 1 row of neighbours - just one street of houses ,which I plan to isolate with long strips of subdivision ( 1500 sqm ) beaut rainforst location with internal road frontage. 6 titles, one of which is a 7 acre community title / tourism if no steam...

    Then below this , a professional rental community ( 16 strata) , call it tourism , I prefer holistic energy.
    Ideally it would consist of scientists / mechanics building within a large workshop , living in our kevlar abodes , and improving these for a huge international market....

    Money helps, then you can buy a torrens title , and build your house. I am up there on the weekend.

    G'day Talis -
    Stumbled on your post last night...very interesting.
    A few friends and I are looking for strata/community title lots on the Coast (or to start one ourselves).
    We all have small families (1-2 kids) and are looking to alternatives since opening our eyes.
    My passion (and skill area) is factory built/transportable homes (design and sales for 7 years) and I'm keen to start 'practicing what I preach'. Hopefully I might something I can bring to the table. I'd be really keen to talk.     welcome to cut/paste relevant sections into this section, although as I say there, once 5 members express interest, it will be sensible for me to clarify. TO that end , lets start here :

    Wabbit and Dowel are seasoned ideal partners, Dowel has several communities on the trot in the N Rivers which I am pleased to hear about , as I am considering 2 properties near Byron. One is 120 acres in Mullumbimby (fully approved) the other a large beachfront acreage in Tallows Beach, Byron. Both are ideal tourism for international ZM members to woof. There is a way to catalyze all this, and that is to get hands on board, starting with Maroochy, the 12.7 acres hillslope residential, with rainforest canopy.

    That Wabbit & Dowel are flat out, is a good thing. ALL member activity pools energy together. Intelligence promotes prosperity. Ambitious plans need fire power, and I offer land in exchange for fire power. Only the most reclusive (and I know many a successful recluse) would pass this up, as they're millionaires. What is THIS ? A business challenge to capable people , I put my money where the mouth is : I will provide a challenge to the first team, and pay for all materials, that if the product fails to take off , I give away part of my land. The simplest goal is the tourist park , if it fails, its yours.
    I don't have a problem giving away more land than the value of work put in, ... prime residential.

    TO make it easier I offer a work exchange accommodation. This land has no problem with a 6 lot torrens title subdivision , and one of those lots will be 7 acres of community (future strata) title.

    Future strata is typical for quality tourist parks, again offering increasing value for early members. Clarify the above: Strata title is a bank recognised security should owners want to borrow for a house.
    This is possible because of residential zoning , whereas community titles have only a single title over the entire estate, making individual owner bank finance difficult if not impossible. Large residential acreage is expensive , proportional to the number of individual lots, in our case its a max of 30.
    After splitting off 5 torrens titles, the 6th (large) lot has 25 lot entitlement if done as a tourist park. At this stage 7 acres is deemed appropriate, with a cap of 22 lots , 11 community & 11 tourist.

    The first stage DA splits off 3 lots, one to be sold (neighborhood lot among the houses) the other 2 to be built on. the 2nd stage depends on member desires, can be a mixed 6 lot + community title on one, or just a tourist retreat , which allows all to stay on within a future village, tastefully spread out thru a boardwalk rainforest and openspaces. This preserves both time and investment for all involved, as there is a guaranteed income as a fallback of failed enterprise.

    2 enterprise plans are : 1st, a cooking school a la Spirit House ,using the land for garden produce.
    We are lucky in having an extra 1000sqm Sect 10 land adjoining suitable for a chef training restaurant.

    2nd enterprise, which I believe everyone will be bright eyed about, is a new form of affordable housing which I cannot fully disclose at this early stage, but to say it is modular , insulated (thick double wall) and the business is fully funded. The ambition to add kitchen at one end & bathroom at the other, allows creative license. The basic structure is a 2 room lounge and bedroom , joining for larger accom.

    So theres something for everyone willing to roll up their achievements. What can you DO ?

    talis,hi im mick and my hand is up,would love some more info of what you require in a team member,i have 20 years of concreting and construction experience a jack of all trades master of none type,but thru the trials and tribulations of life and my non materialistic view of things resources(money is very limited)but passion is very high,i see this type of living as the future,lets say in my view the "the system" is gunna fall sooner rather then later and time is precious,i currently live in wollongong but would move at the drop of a hat for the right oppurtunity,ive been reading all your posts,its very interesting,mick

    and yeah im a great cook aswell,had my own little dining room in the country that got very good reviews from all who ate there,the menu was my creation,nothing fancy just good food cooked well,well all need to eat~!!!

    Thankx Ian , Making my way to Byron Thurs, then Sunsh this Sat 28th. See email to Kath..
    Hoping 2 C all interested (Emma is local, Mick is in W'gong, so not likely to be in QLD)

    I know many want their own place , thats nature. Getting part is hard. There is so much we can do, > half may be DA'ed a toursit park, which after all is a community. No matter where , folks have differences. So to sort differences out, for FREE this is the opportunity here. Starting this Summer, while at Woodford Folk Festival, we need a few homebods to look after things here. Should a strata title be required by anyone, their work credits reduce the loan. Just to put you in the picture, this is not a high density crapola van park, its going to have a max of 22 strata titles, they are worth $200K ea, for the original members a discount of $50K will apply. And I will be surprised if hardworking members need to pay any more than $50K. 1 torrens title is under offer @ $450K ( has 100ft road frontage & ocean views )

    Its not that I need , the WORLD needs to see a productive team come together in the name of community. Its something rare ... I am happy to gift a title to productive folk, if thats what it takes... Even the tourist park takes some approving , & it offers strata titles, and independence, so lets get smart.

    After speaking about low-cost housing at meetings in Byron, it generated so much interest , it may be the best product to go with, as each module needs an individual touch, plenty of creative license.

    What to work out is "the partnership" initially each member will be pleased to input changes / improvements after brainstorming ( this is part of selection process ) I feel everyone keen to start this community , will have input of ideas / improvements / methods ... Meanwhile, re-growth is milled for decking, (at least 200 trees suitable, whilst leaving the canopy intact) a camp is set up, this spot is truly amazing, high up from the old hwy , no noise , ocean breeze , yet walk to town.

    Dowel remains cautious & rightly so , it's healthy to be critical , I welcome criticism more than complement (can do more with crit icism , like improve self ) I can't do shit with complements. There is a bigger plan, to enable it I need to sell 4 council approved 1 acre community titles, a few minutes of Mullumbimby, priced around $200K - 50K below vlauation, which permits my purchase of same $1.5M parcel. So should any enterprising ZM'sters want to start building on a 120 acre organic certified spread , close to Byron , minutes to Crystal Palace , and on the road to UKI , you have 3 months.
