    hi,talis and others,id just like to clarify my position,i dont need anything in return,should we come to an arrangment all well and good but its the oppurtunity 2 b part of the change that i want to see,when its all said and done the only people that can thange this is you me and the willing.First id give for myself and all i can muster for a bed and breaky type situation where no mention of any financial/material gain is required,sacrafices need to b made by us all,for me its not that hard ive been conditioning myself to lose my material values(its a process there propaganda is good),there will b much that could b argued about,but with true communication and empathy all will b resolved,we could document the whole experience and package it up for others to help get em started,we all feel the shift,the time is now,so i offer myself on a work for accomadation for 1 year then we can talk about moving forward,if youd like to talk more my email: micksmith187@gmail.com feel free to contact me,also if your in sydney this week thurs there is a meeting of zeit at newtown 6.pm,we could meet up there, the decking would b no problems at all for a handy guy,ive tried not 2 specialise myself in any 1 area of the building trade and done most of it at 1 stage or another,also alot of our construction will b grounbreaking in itself,allowing us to learn best practice,thx for listening i tend to ramble on even when i type,MICK

    As this land is prime sub-dividable residential, to succeed, a positive financial plan must be in place.
    TO that end, I am freeing up reserved $ , to allow several lots carved in a way to isolate the bulk which instead of a dedicated tourist park, becomes a community , with upside safety, in offering future strata lots - up to 22 (spread out) - whilst giving a simpler legal structure after a few amenities are installed.

    Best design feature is a resource "currency" ie: sites , available to members in part (sold) or full (live)
    no matter if some need to find a better solution. The fact of an urban footprint, gives opportunity to apply for a tourist resort, this zoning permitting a max of 6 lots per hectare. A maximum is not sought.
    Glad to see your practical nature, to start up we need a trustful team, campsite living / bus,what have U.
    All facilities are walking distance, 200 shops, transport, so its a surreal rainforest, on top of the town.

    Australia is a great place to make the Venus statement, esp. this magic location. We are resolving a DA with council , it nearly went in as a mixed 6 title + 16 condo strata, see aqoil.com. Then Mark, the current director, reniged on his paid contract 9 months ago, leading to my search & Venus introduction.
    A relocation to Byron ( U won't believe) thru hardship , meet up with old friends in this pothole capital of the world, sets new creative projects (what's a holiday?) which inevitably connects to land.

    So begins a plan to leverage my Sunshine Coast lot, for a much larger and approved community title, here. The way ahead is to modify a set of Articles of Association to suit the Venus mentality, and section 10 / 11 of the tourist parks Act. Which must function to preserve each members privacy & dignity , with a 3 strikes rule , yet to be outlined by the members. Articles must outline resource credit approval process , may I suggest by majority vote of a disputed figure halfway between originally tendered and argued amount. Budget blowouts are a way of life, to be met halfway. First things first, Sunshine Coast land is here now...

    I am a little taken back from this? The land is within the rain forest?
    How would plumbing and power be brought to the land,

    If its within this canopy running Solar would be hard, and wind in my opinion would be environmentally dangerous to the wild life,

    As for the resource credit, if my line of thought is correct, this is by the standed that if my chicken lays 12 eggs each egg is worth 1 credit, and that credit could be traded for other goods, services, that go into the "pool" for lack of a better word.

    I have been writing up a agenda to cover such a attempt, but it is by far not finished, and not ready at all for any practical use.

    What are the current planning ideas in regards to the generation of electricity for this particular property. If it's on a hill/mountain, which direction does the property face, is it prime for solar power? Regardless of the forest canopy, there are ways around that.

    Sustainable water usage would obviously be installed, no need to bring plumbing to the property, it is a rainforest.. Sewage could be directed through reed beds which are cheap to install and extremely efficient, also acts as a buffer not only to local waterways, but great second hand water to use on the vegies.

    Realistically, while I daydream on buying my own plot on this property, I'm a student and my job sustains my current bills and education. However, I am studying Sociology/Psychology atm and will be going onto my Architecture degree next year, my passion for the 2 odd decades of my mortal existence. I would love to put forward my design ideas, not just pretty pictures, but the practicality of such proposals including costs and the resourcing of particular materials, etc.

    Before the establishment of such a community, observations of the property and local surrounds is critical, especially if it is so 'untouched' and 'isolated', anything done within the property boundaries, will and can have an effect on the local natural environment. The utmost care must be taken in the delicate balance between man and nature here. This is where clever design comes in, and hopefully where I may be of help.

    To address above points: Town water & power available from both K.H. Rd and Buena Vista, so would be trench laid standard U.G. The land is 12.7 acres ; the rainforest canopy 3.7 acres having 2 internal roads. Hillslope east of rainforest is south facing although also looking at the coast, has a junction roadway running along N/S slope, lending to various dwelling positions that could be level road / town serviced.

    These larger 3 lots are part of a 20 deg hillside, which levels out across a few acres, made practical when sliced horizontally 1000 foot x 38 foot, to minimise land-drop on any one title. We did not walk on this section of land, only thru the rainforest, which is a single gully walkable from only the lower road. Insofar as building within the rainforest, it is possible but more likely used as a summer tourist resort.
    This may sound strange : picture the only tourist resort with 6 meter high curved-glass podiums which ensure privacy - thanks to the steep jungle - giving this urban community a distinct advantage : an income stream, whilst adding a much needed high-standard low-density tourist facility. Another advantage for community members is the hands-on upside to qualified sevices. These may include practical housing, horticulture, perhaps social restructuring based on a model urban community ! - )

    There are 2 "topside" rainforest titles, allowing a large upper housepad, with a second floor stepped along the lay of the land into the rainforest - quite functional for a summerhouse. These are premium torrens title, landsize approx 1500sqm , yet to be determined. Both allow the upper housepad hilltop position. Lets not forget 12 months free stay (or part thereof) available to get on your feet. This is limited to 5 based on practical early-footprint, whilst amenities constructed. As far as the dozen eggs are worth, its up to the quorum to place value on any quoted work, the initial rent free 12 months easing this.. Initial podium decking strategically placed to create dwelling pads for members ...

    Lets not get carried away with tree preservation, this is residential land, main requirement to preserve land stability in the hillslope. Whilst I intend to preserve the rainforest canopy , as would any custodian not bent on cluster development (which I can't stand) it serves a greater purpose when intelligently managed. Future management layer can apply here ... 2 added minds are enough to create a voting quorum (4-5) to grow into something valuable. AussieKleen technology is the minimum council requirement, not reeds, and let each decide which water they prefer, power, I use town water / power ... this is not an island.

    Sure , I am driving thru Sat 09 (tomorrow) can meet up at the Shell past the airport if your N side , or Logan say before 5pm if S side, otherwise back in 3 - 4 weeks. Just got confirmation from council of OPW approval, which gets a 2nd road access, so I may just float the excavator up in preparation, to widen my
    internal roads. I am talking to a neighbour about a JV with the tourist resort plan extending to an adjoining 16 acres, which will be even better, with 30 acres totsl. This is 1 Km walk to town.

    This will provide more possibilities, as we have a max density of 30 titles ,which I was going to cram on 12 acres in a mixed torrens ( 8 ) and strata ( 22 ) to enable independent bank finance.

    The OPW 2nd access roadworks only allows for 6 - 8 titles traffic. With another landowner a 3rd road is created , giving the land its full capacity. esp with an added 16 acres. If anyone wants this 16 acres NOW is the chance to find 4 or 5 to chip in $800K , its a single lot with a house, but you get a tourist resort business to go with it - and they are worth $8M established - but that is not the point , its an income for life - no more slaving , and with 30 acres total bring your horse. Take advantage of the low economy, and the owner may give a 6 month option STCA, so theres no risk - Dont forget the 16 is not mine its next to mine , the neighbour ran a resort up in Townsville, she may go 50% - I see her tomorrow for cell ph.( I literally live in my car, got it here somewhere...up & down the E. coast, just like the US only the west coast, Miami Keys thru the everglades Georgia , S. Carolina , N.C. (fab) esp Durham City, Virginia (yuk) to N.Y. then backdown Seabright N.J. thru that mountain (dont even blink in Washington) -& sweet Moorehead City

    To address Benoit above, this Residential land must have council specified sewage ( we are almost in Town , not on MtWarning ) so no reed beds (much as they work - we must connect to Sewage if the adjoining 17 acres is bought , no choice if we want 30 titles. Without the extra 17 acres, its still possible to have 30 titles 6 torrens , & 24 community strata , but must be done thru a "tourist theme"

    Your design skills are certainly welcome, I plan a boardwalk through the rainforest ( made from site milled timber ) Michael + 2 others to attempt completion by 2012 , a Teepi network thus supported. when I say Teepi I am talking about new 12 inch wall thickness using closed cell construction , which self assembles.
    these modular components require stone front and back ( kitchen & bathroom , so go wild !!!

    Again pleased to offer the Supreme Court Docs, showing a 3rd Appeal judgement AGAINST the Liquidator.
    Between a rock & a hard place, this action will take at least 12 months to resolve, and is brought by myself personally - so costs cannot legitimately be transferred to the current project. Way it is, and I may even transfer title , if a serious player enters with $ to buy next door 17 acres ( cleared + house ) - why joined ? 'cause its Rural , and only has 1 building entitlement ( would go 2 ) but thats it ...

    Why is it desireable ? Because it would allow the maximum title density on our 13 residential acres due to a 3rd road ( really a 2nd access , as the 3rd will be for the top block only. Our density is 30 titles max.

    That 17 acres is bought on condition Council approves it to be joined to the project , ( parking + amenity + 3rd road access) saving valuable residential areas on the zoned 13 acres. With a total of 30 acres , this becomes a serious field , with a mix of 6 torrens + 24 strata titles.

    The cost of the 17 acres ? he may take $700K. Until I deal with my Interloquetry process, I can't buy it.
    Remember its only bought IF Council PreApproves the joining , and that does not really need to be under a tourist park DA - It may be wiser to just treat this as a mixed residential village, subject to the number of titles only. Plenty of added farmland , and space for the optional tourist accom, for income, teepi style.
    Do your maths , 7 partners with $100K each , theres a queenslander, and land useful to a community.
    Which becomes possible thanks to the max lot number possible on my 13 acres , yes I happily contribute 7 titles for free under this purchase plan. An Urban community , really just an Urban village.
